Professional property actors deserve a valuation tool that meets the same standard as their business.

Nezto is a property intelligence platform built for estate agency chains, property developers, banks, insurance companies and property platforms that need well-founded, explainable valuation outputs fast, consistently and integrated into their existing workflows.

Traditional AVM solutions deliver a number without context. That is not enough when you need to justify a price to a seller, credit committee, or board. Nezto combines traditional price modelling with image-based machine learning and SHAP-driven explainability, so every valuation can be backed by clear, auditable reasoning.

Beyond the professional core, we make the same analytical capability available to sellers and buyers who want to understand market value in depth. Not to replace the broker, but to make meetings with the broker more informed for both sides.

Methodology & technology

Explainability is not an add-on. It is the architecture.

Most automated valuation models give you a number. Nezto gives you an answer. Every valuation produces a SHAP-based explanation that breaks down how each factor such as square metres, location, condition, light, renovation, view contributes to the final value.

Computer vision on listing photos is an area most actors overlook. Nezto extracts qualitative signals from images and turns them into quantifiable value factors that traditional hedonic models could never capture.

The platform aggregates and harmonises official market statistics at DeSO level, updated daily. This provides a local market context that generic indices cannot deliver.

The model is grounded in established valuation theory and strengthened with modern machine learning and computer vision.

    Erik is our CTO and holds an MSc in Engineering Physics. As our technical leader, he drives our long-term vision and heads the development of our complex, large-scale cloud platforms. Erik ensures that our technology always remains at the absolute forefront and is built to scale alongside our clients.

    Daniel Danho

    Daniel is our expert in smart AI solutions and cloud infrastructure, bringing a solid background from organisations such as Lantmäteriet (the Swedish Land Registry). He specialises in building platforms that utilise real-time machine learning and computer vision. Daniel is a versatile developer who masters the entire chain, from mobile apps to robust cloud environments.

    Amalan is an experienced engineering leader with over two decades in the industry. He has a solid background in digital platforms, AI-driven products, and large-scale web applications. In his role, Amalan leads our technical strategy and architecture, with a sharp focus on delivering stable and scalable platform solutions.

    MSc in Intelligent Computing. Previously led Computer Vision projects at Electrolux. Experienced in end-to-end ML solutions, from prototyping to production.

    MSc in Engineering Physics. Experienced developer of high-performance software, previously at a leading real estate platform in Sweden. Specialised in C/C++, web crawling, search engines, and databases.

    Karim Sayyad

    Karim has previously worked at UBS Asset Management, Credit Suisse, and Nordea, and brings 14 years of experience in analysing and valuing complex asset classes. Karim holds a Master’s degree in Finance from Lund University and has studied at the University of Oxford.
